BHMS Home Maintenance started in 2015 with a simple idea. Most families in Dubai do not want a call centre and a different stranger at the door every time something breaks. They want one reliable team that already knows their building, their AC units and where the main water valve is hidden behind the kitchen cabinet. More than ten years later we are still a small team of seven technicians working out of Al Barsha 1, and the person who quotes your job is part of the team that comes to do it.

We look after apartments, villas, townhouses and offices in more than 40 communities, from studio flats in JVC and high-rise apartments in Dubai Marina and Business Bay to family villas in Emirates Hills, Arabian Ranches, The Springs and Damac Hills. From our base near Mall of the Emirates, Al Barsha, Barsha Heights, JLT, Dubai Marina, The Springs, The Meadows and JVC are only a short drive away, and the rest of new Dubai is reachable the same day. We plan our routes so the technician who services your AC in the morning is not racing across the city to a leak in the afternoon.

Staying small also means we can keep proper records. When you call us, we know which AC units you have, which paint colour went on your bedroom walls, and what we fixed the last time. A big part of our work is the small stuff that piles up: TV mounting on concrete and gypsum walls, curtain rods and blinds, mirrors and pictures, flat-pack furniture assembly, new light fittings, loose door handles and sticky locks. Send a photo on WhatsApp in the morning and in most cases a handyman can come the same afternoon, with the drill bits, anchors and silicone already in the van. Grouping several small jobs into one visit usually saves you time and money.

AC maintenance, plumbing and water leaks

Dubai summers are hard on air conditioning. Our AC technicians clean filters and coils, flush drain lines, check gas pressure and repair split units, ducted villa systems and the fan coil units used in towers connected to district cooling. On the plumbing side we fix leaking mixers, blocked drains, running toilets and water heaters, and we trace the hidden leaks that show up as a brown stain on the ceiling or a sudden jump in the DEWA bill.

Painting, carpentry, walls and floors

Our painters prepare walls properly with filling, sanding and primer before using trusted paints such as Jotun, Dulux, Asian Paints and Nippon. Our carpenters repair and build kitchen cabinets, wardrobes and doors. We also hang wallpaper, wrap kitchens and wardrobes in vinyl, build gypsum partitions and ceilings, and lay tiles, parquet, laminate and SPC flooring.

Renovation for apartments and villas

When a kitchen, bathroom, apartment or whole villa needs updating, we start with a free site visit and a written scope, room by room. Our own plumbers, tilers, carpenters and painters then work in the right order, so nobody is waiting on another contractor. For apartments we prepare the documents building management usually asks for, and we follow noise hours and lift rules.

Seasonal care for a Dubai home

The climate here follows a clear pattern, and so does maintenance. Before summer, around March or April, service the AC, clean the outdoor units and check roof drains and terrace waterproofing. During summer, keep AC drains clear and clean filters every few weeks. Before travelling, set the AC to a higher temperature rather than switching it off, so humidity and mould do not build up while you are away. After summer, book a second AC service and fix the small cracks, sticking doors and faded paint the heat left behind. A little planning like this prevents most of the emergency calls we get in July.
